Holyrood Terrace
GEF Seniors Housing plans to redevelop the existing Golden Homes complex and rename it Holyrood Terrace.
Holyrood Terrace will be a seniors-friendly, pet friendly and environmentally friendly community for seniors!
We will not rebuild the duplexes that are currently on site. We are applying to have the site re-zoned to RA7, similar to several other existing developments in Holyrood. This zoning would allow us to construct one or more buildings, up to three or four storeys in height, with a total of no more than 50 affordable housing units for seniors.
GEF is holding three rounds of consultations, both with the seniors who are currently living in Golden Homes and the Holyrood community.
The first round of community consultations was held virtually on July 21 on Zoom. To find out more on Phase 1, including What We Heard, click here.
Our second round of community consultations took place in-person on September 15. To find out more on Phase 2, including three design options and What We Heard, click here.
The third round of consultations was held on Tuesday, November 23, 2021. To find out more on Phase 3, including the detailed architectural renderings and What We Heard, click here.

City of Edmonton’s “Proposed Rezoning” sign goes up at Golden Homes
You may have noticed the large City of Edmonton “Proposed Rezoning” sign that has been put up next to GEF Golden Homes sign at the corner of 95 Avenue and 81 Street.
This sign is to let community members know that GEF Seniors Housing has applied to the City of Edmonton for permission to rezone the property from the current RF4 – Semi-detached Residential Zone – to RA7 – Low Rise Apartment Zone.
It’s important to note that no decisions on redevelopment have been made. If you have any questions about the redevelopment project, please contact GEF Seniors Housing by email at communications@gef.org or by phone at 780-482-6561.
If you have any questions about the rezoning process, please contact Marco Beraldo at the City of Edmonton at 780-496-6092 or visit the City of Edmonton website at https://www.edmonton.ca/residential_neighbourhoods/neighbourhoods/holyrood-planning-applications. Please note the link indicated on the sign is not correct, so please use the above link instead. Marco is aware of the issue and is working to fix it quickly.
We held the second round of tenant and community consultations on Wednesday, September 15, from 7-9 p.m. in the basement at Montgomery Lodge, in their multipurpose room.
During this round of consultations, current and former tenants and Holyrood community members looked at and provided their feedback on three preliminary architectural designs that were created based on what we heard and the feedback we received during the first round of consultations in July.
Images of the conceptual designs are posted on the Holyrood Terrace redevelopment page of the www.gef.org website following the meeting. If you do not have access to the website, please telephone our office at 780-482-6561 and we will mail you a printed copy of the conceptual designs as soon as possible.
If you want to provide your feedback and are not able to attend the meeting, please feel free to review the conceptual designs at your convenience and email us your feedback at communications@gef.org or mail it to our Central Services office at 14220 – 109 Avenue, Edmonton, T5N 4A3 by September 30, 2021.
All feedback received from the second round of consultations will be posted online in October, 2021. The third and final round of tenant and community consultations will be held on Tuesday, November 23, 2021 from 7-9 p.m. so mark your calendar. We will update this web page and mail out a tenant and community invitation when we have confirmed the location.

If you have any questions, comments or concerns you would like to share regarding the Holyrood Terrace redevelopment, we encourage you to email us at communications@gef.org or phone 780-482-6561.
